Property care in Crikvenica
Crikvenica has been a holiday town for well over a century and was already a recognised climatic health resort under Austro-Hungarian rule. The long seafront promenade, the mild winters and the shallow beaches make it popular with families, and with a large share of Czech, Slovak and German guests. Outside of the season the town becomes very quiet, which is exactly when an empty house needs looking after.
In season
Where a lot is rented out, response time decides everything. During the season we keep shorter inspection intervals here and test air conditioning and hot water before the first changeover. A failure in August costs more than the repair. Almost every guest arrives by car, and parking is the single most common thing to go wrong on arrival. We confirm where the space is and whether it can be reached with a trailer or a roof box, and that goes out with the arrival instructions rather than being worked out at the barrier.
Out of season
The Vinodol channel puts the town squarely in the bura, and the same coast is open to the swell the jugo drives in from the south-east. Anything loose on a terrace becomes a projectile, and salt reaches windows well above the shoreline. The town does not close entirely, though. Wellness and medical guests keep some flats let through the winter, so we run two rhythms here: winterised and shut for one owner, ready at short notice for the next.
