Property care in Nin
Nin is the oldest royal town in Croatia, built on a small island in a shallow lagoon and connected by two stone bridges. The Queen's Beach is one of the few long sandy beaches in the country and the healing mud has been drawing visitors for decades. The lagoon setting means salt-laden air and high humidity, which is worth keeping in mind for a house that sits empty.
In season
Flat and close to the water means a high water table and salt-laden air. We pay particular attention to damp in floor slabs and basements, and to corrosion on anything mounted outside, from pool covers to air-conditioning units. Zadar airport is twenty minutes away, which brings late arrivals and short stays, and in high summer the traffic over the two bridges into the old town backs up. Both are worth knowing when an arrival is booked for a Saturday evening. We arrange handovers so that nobody is waiting on a causeway.
Out of season
The lagoon and the salt pans mean permanently salt-laden air, and the ground here is low, sandy and damp. Rising damp in ground floors is the recurring finding, and it shows up in winter rather than in August. After heavy rain the lagoon backs up, and water stands where the ground is lowest rather than where the house is. We check drainage and the low point of the plot as well as the building, because that is where the problem starts.
