Property care in Vodice
Vodice is the liveliest town in our immediate region, with a large marina, a long promenade and a nightlife that fills up from June onwards. It's only twenty minutes from our office in Šibenik, which makes it part of our core service area. A lot of properties here are rented out through the season, so the work is as much about turnovers as about maintenance.
In season
In a house with several rented units, coordination is the real work. We handle check-in and check-out for all units in one pass and report damage the same day, before the next guest arrives. The other thing that decides a day here is traffic. Between ten and two in August the town gridlocks, and a changeover scheduled into that window takes twice as long as the same work in June. We put arrivals and cleaning outside it. In blocks with a mix of residents and holiday lets we also keep the neighbours on side, because a complaint from downstairs costs more goodwill than it does money.
Out of season
A town built around the season, which empties almost completely once it ends. The bura reaches it across open ground from the north-east, and the marina and the terraces take it before the houses do. This is our core area, so distance is never the reason something waits. Twenty minutes from the office means we are at the property the same hour after a storm, all winter.
