Property care in Lovran
Not far from Opatija you can find the mystical town of Lovran, located on the west side of the kvarner bay. It's more sheltered from the Bora wind and the Učka mountain range provides a barrier for a microclimate. The architecture is mainly Austro-Hungarian.
In season
The slope governs everything here. After heavy rain we check drainage, retaining walls and access roads. Water that takes the wrong route damages a terraced house very quickly. The old town adds a constraint that catches people out: the lanes are too narrow for a van, so cleaners, linen and any material go the last stretch on foot. We plan the day around that rather than discover it at the door.
Out of season
The plots run steeply up into the chestnut woods, so autumn leaf fall and the runoff behind it are the recurring winter problem rather than wind. Drains and channels above the house matter more than the house itself. Many owners here let medium-term through the winter rather than leave the house closed, and that changes the job: heating that actually runs, internet that works, and a monthly look-in instead of the weekly round an empty building needs.
Additionally in Lovran
- Retaining walls and terraces checked after heavy rain
- Drainage and access on sloping plots
- Cutting back fast-growing vegetation
- Deliveries planned where the old-town lanes take no vehicle
- Winter lettings supported with heating, internet and monthly checks
Properties in the surrounding area are visited on the same round. If your house sits between two of these places, just ask, the boundary is not the town sign.
