Pricelist

A flat in a managed building and a stone house on an island with a pool are not the same job, so a single figure would be a fiction. These are the ordinary cases. Anything unusual about your property we say before we start, not on the invoice.

Ongoing care

Each plan contains the one before it. Most owners start at the bottom and move up in the second year, once they have seen what the property actually asks of them.

Somebody looks, regularly, and you see what they saw.

Single visits, no contract

For a one-off look before the season, after a storm, or before you decide whether an ongoing arrangement is worth it at all.

Before you own it

Two services for the stage where the decision is still open. They are priced on their own because the work is finite: it ends when you have decided.

We walk the ground you cannot: the street, the neighbours, the noise, the access in winter, what the photographs leave out.

  • The setting assessed on foot, not from a listing
  • Access, parking and what changes in high season

The building and the paperwork examined together, by people who have no interest in whether you buy.

  • Condition survey of structure, roof and installations
  • Title and land-register check through an independent lawyer

  • One report with findings, risks and what they will cost

What moves the figure

  • Distance, and whether the property is on an island
  • A house with grounds rather than a flat in a managed building
  • Pool, heat pump, irrigation — anything that runs while nobody is there
  • How often somebody should look in
  • Whether it is let, and how often the guests change

What the figure does not include

Trade work, materials and third-party costs are invoiced by whoever does them, at their price. We add nothing on top and take no share of them. That is the same rule as everywhere else on this site, and it is the reason our advice on a repair is worth having.

Ranges, not quotes. What a property needs only becomes visible on site, so the figure that counts comes after the survey, before any work begins, and in writing.
