Property care in Tučepi
Tučepi has the longest beach on the Makarska riviera and a fraction of the crowds of its neighbour a few kilometres north. The old village sits high on the slope of the Biokovo among olive groves, while the newer part follows the shoreline. It's a good compromise for owners who want quiet without being far from anything.
In season
High-end properties with a lot of technology and large grounds need more than a visual check. For such houses we run an extended checklist covering irrigation, lighting, pool controls and the condition of the olive groves. The village runs in a line along the shore, so the distance to the beach is a real number and sometimes a road as well. We state the actual walk and whether there is a safe crossing, because on a linear coast like this a hundred metres in the wrong direction changes the whole stay.
Out of season
Olive terraces run up the slope behind the village, and the drywall that holds them is the thing that fails quietly over a wet winter. Below them the houses face the same sudden Biokovo downdraughts as the rest of the riviera. The upper village climbs the slope steeply, and the last stretch to some of the older houses is narrow and unmade. In a wet winter it washes out, which is worth knowing before a tradesman is sent up there with a load.
