A property in Croatia needs more than care: sooner or later a lawyer, a tax adviser, a roofer or a berth. For each of those we have somebody we would call ourselves.

How it works

We introduce, you decide

We are not a middleman. You contract directly with the partner and keep full control over scope, price and terms.

You tell us what it is about

One sentence is enough. We know your property and usually know already who the right person is.

We make the introduction

Personally, not by handing over a list. We brief the partner on the situation in advance so that you do not start from zero.

You instruct them directly

Contract and invoice run between you and the partner. We do not sit in between and add nothing on top.

We stay available

On request we translate, coordinate appointments on site and help check that what was agreed is what gets delivered.

Around the property

Everyday matters

Tradespeople

Plumbing, heating and air conditioning, electrics, roofing and façades, decorators, joiners, pest control. The firms we work with constantly — and who still pick up the phone in August.

When you need this: repairs, maintenance, failures during the season.

Building and renovation

Contractors, architects, structural engineers, pool builders and solar installers. For anything that goes beyond a repair and needs planning.

When you need this: renovation, conversion, extension, a new pool. We can supervise the site ourselves — see services.

Estate agents

Agents with genuine local knowledge in our area — for selling your property as much as for buying another. Including a realistic view of what a property here is actually worth.

When you need this: sale, purchase, valuation, inheritance.

Letting and marketing

Agencies for listings on Booking, Airbnb and the rest, plus property photography, copy and pricing across the season. For owners who want to let without becoming a hospitality business.

When you need this: starting to let, weak occupancy, relaunching your listings.

Advice

What we are not allowed to do ourselves

Legal advice

Lawyers and notaries for purchase contracts, land registry entries, inheritance, boundary and right-of-way disputes. Several of them work in English as well as Croatian.

When you need this: buying, selling, inheritance, unclear ownership.

Tax advice, here and at home

Advisers who know both sides: taxation of rental income in Croatia, OIB and registration, double taxation treaties, and what you have to declare in your own country.

When you need this: starting to let, a first tax return, a change in how the property is used.

Sea and leisure

For you and your guests

Boat services and berths

Marinas and berth brokerage along our stretch of coast, plus servicing, antifouling, winter storage and looking after the boat while you are away. On the same principle as the house if you like: checks with a written report.

When you need this: a boat at the property, season start, winter lay-up.

Sailing trips and retreats

Skippers for day and week trips through the Kornati and the Kvarner, plus retreat organisers and yoga teachers who will teach at the property itself. Popular as an extra for rental guests — and as a reason to use your own house more often.

When you need this: improving a rental offer, family holidays, group stays outside the peak season.

Selection

How somebody gets into the network

A recommendation from us is a promise we put our name to. So we do not take on anyone we have not worked with ourselves.

And if it goes wrong?

Then tell us. We follow up every complaint and speak to the firm. If the problem repeats, they leave the network — that has happened more than once.

What we cannot do is be liable for a third party’s work. The contract is between you and the partner. That is exactly why we check so carefully beforehand.

Transparency

Do we earn from introductions?

No. We charge you nothing for an introduction and take no commission from the partner.

The reason is self-interested: as soon as money hangs on a recommendation, you recommend whoever pays rather than whoever fits. A network you cannot trust would be worthless to us.

We are paid for our own work: care, coordination and site supervision. Where we handle trade work through us, you see the firm’s original invoice and our coordination time shown separately.

What you get from us: enquiries from owners who know what they want, and a contact who translates and coordinates appointments. What we expect: binding quotes, dates that hold, and being reachable in August.

We keep a waiting list by region, so a message is worth it even when nothing is open.
