Property care in Omiš
Omiš sits at the mouth of the Cetina, where the river cuts out of a canyon straight into the sea, with cliffs rising on both sides of the town. It was a pirate stronghold for centuries and today it's the base for rafting, climbing and zip-lining in the gorge. The smaller settlements south of town, Nemira, Mimice, Marušići, are where most of the holiday houses are.
In season
Heavy rain in the Cetina catchment can move very large volumes of water very quickly. We add an inspection for properties on slopes and near the river after heavy rainfall, checking drainage, slope stabilisation and basements. The town is hemmed in by the mountain and the river, and it shows in the streets: they are narrow, parking is scarce, and in July the coast road through the middle of it barely moves. A delivery here needs a small vehicle and a time of day, and we book both rather than turn up and hope.
Out of season
The Cetina gorge opens directly behind the town and funnels wind down onto it, so gusts here arrive from the mountain rather than the sea. The fire of August 2026 burnt through the slopes between Lokva Rogoznica and the town, and the ground it left is unstable in heavy rain. Access decides what a repair costs. A lorry does not reach most of the houses in the settlements south of town, so material goes the last stretch in a van or by hand, and that belongs in a quote before the work starts rather than in a surprise afterwards.
