Handyman service in Croatia
Most of what goes wrong in a holiday house is too small for a tradesman to drive out for and too annoying to live with.
A shutter that sticks, a tap that drips, a cylinder that needs changing after a handover, silicone gone black in the shower. Left alone for a season, two of those turn into real money. Under the Care and Managed plans they get done on the visit: materials billed at cost, the work listed in the report with photographs, and nothing over an agreed threshold happening without you saying yes first.
What we do on the visit
- Shutter slats, straps, runners and motors repaired or replaced and adjusted
- Locks oiled and adjusted, cylinders changed, keys cut and entered in the key register
- Dripping taps, blocked siphons, running cisterns, failed flexible hoses
- Light fittings, bulbs, switches, sockets, outdoor lighting swapped for salt-resistant fittings
- Silicone cut out and renewed, grout repaired
- Mosquito screens fitted and repaired, door and window seals renewed
- Flat-pack assembly, shelves and wardrobes fixed into masonry
- Appliance installation and swap-out, the old unit disposed of legally
Send a list, get it back finished
Owners usually write one on the last day of a stay, when everything that annoyed them for a fortnight is still fresh. It gets done before the next arrival, with photographs so you can see it is finished rather than being told it is. Small jobs found by us on an inspection are handled the same way: reported with a photograph and a price, done once you agree.
Salt decides what lasts here
On this coast the choice of fitting matters more than the workmanship. Outdoor light fittings, hinges, handles, brackets and screws fail early if they are the wrong grade, and replacing them with the same grade means doing it again in two years. Where we swap something outdoors we say what grade we are fitting and why, and if you would rather have the cheap part, we will fit it and note that we advised otherwise.
Where we stop
We are not licensed electricians, plumbers or gas fitters, and we do not pretend to be. Anything notifiable, anything behind a wall and anything with a certificate attached goes to a vetted partner firm — sourced, instructed, supervised and invoice-checked. That boundary is deliberate: it is what keeps your insurance intact when something later goes wrong.

After the storm: what the insurer actually needs, and in what order
Most claims that go badly on this coast do not fail on cover. They fail on evidence, and the evidence is destroyed in the first twenty minutes of tidying up.

Croatia has a statutory building manager, an elected co-owners representative and a caretaker. They do different things, and only one of them works for you personally.
